Occupiers Liability covers you for legal liability if a visitor, tenant, or member of the public suffers injury or property damage while on your premises.

Built for property owners and landlords

Any owner or occupier of a building with four or more floors in Lagos State is legally required to hold Occupiers Liability cover. Commercial landlords and corporate property owners must also hold it.

LAGBIS requires Occupiers Liability for all buildings of four floors or more, and all commercial buildings. Premium is calculated from the number of units, floors and plots at set NAICOM rates.

Buildings of four or more floors are legally required to hold Occupiers Liability under LAGBIS. All commercial buildings, and any building open to the public, are also required regardless of floor count.

Yes. Your tenants and their guests are covered for injury that occurs because of the building's condition, structure, or common areas. Cover does not extend to incidents caused by the tenant's own negligence.

If a contractor you hired causes injury or damage, your OL policy provides a defence. You should also require the contractor to hold their own Contractors All-Risk cover.

A fixed factor applies to the number of units, plots and floors. Residential buildings: ₦5,000 per unit and plot. Commercial buildings: ₦15,000 per unit/floor and ₦10,000 per plot. Rates are fixed by NAICOM.
